Short answer: As of November 1, 2026, the 2027 conforming loan limit is not official. For loans delivered to Fannie Mae or Freddie Mac in 2026, the one-unit limit in Orange County and Los Angeles County is $1,249,125. FHFA normally announces the next year's limits at the end of November, and they take effect January 1. Some lenders are already funding loans above $1,249,125 using their own 2027 estimates (roughly $1,267,500 to $1,275,000 in high-cost counties), but those are lender programs, not FHFA limits. If your loan amount lands in that gap, you can close in 2026 on a jumbo loan, use a lender's early-limit program, restructure to fit under $1,249,125, or time your closing for after the new limit takes effect. Which one wins depends on your numbers, not on the headline limit.

Why Orange County and LA County move together

FHFA sets high-cost limits by metro area. Orange County and Los Angeles County are both in the Los Angeles-Long Beach-Anaheim metro area (CBSA 31080), and for 2026 both are at the national high-cost ceiling. Under the Housing and Economic Recovery Act, a high-cost area limit is 115 percent of the local median home value, capped at 150 percent of the national baseline. Because local home values are well above that cap, the practical rule for our market is simple: the Orange County and LA County one-unit limit equals 150 percent of the national baseline. When FHFA raises the baseline, our limit rises by the same percentage.

FHFA calculates the baseline change from its House Price Index, comparing the third quarter of the current year to the third quarter of the prior year. For 2026, that change was 3.26 percent, which took the baseline from $806,500 to $832,750 and the ceiling to $1,249,125. FHFA also states that the limits do not decrease, so the 2027 limit in Orange County and Los Angeles County will be at least $1,249,125.

What lenders are doing before FHFA announces 2027

Fannie Mae applies the loan limit based on when a loan is delivered, not when it closed. Its 2026 limits apply to loans delivered in 2026 even if they were originated before January 1, 2026. That timing is why some lenders now fund loans above the current limit: they plan to sell the loan after the 2027 limit takes effect, and they carry the risk until then.

National Mortgage Professional reported on October 9, 2026 that more than 50 lender brands were offering early one-unit baselines of $845,000, $847,440, or $850,000. In ceiling counties like ours, 150 percent of $845,000 is $1,267,500 and 150 percent of $850,000 is $1,275,000. The same report notes the programs are not uniform. Depending on the lender, you may see:

  • A full appraisal requirement, even if you would otherwise get an appraisal waiver.
  • Lock, application, or closing date cutoffs.
  • Excluded products, such as certain affordable lending programs, construction loans, or government loans.
  • Different handling if FHFA's final number comes in below the lender's estimate.

None of this changes what is official. Until FHFA publishes 2027 values, $1,249,125 is the one-unit limit for Orange County and Los Angeles County.

Who this actually affects

The gap between $1,249,125 and an early 2027 figure is about $18,375 to $25,875 of loan amount. That sounds small, but in Newport Beach, Irvine, Laguna Beach, Manhattan Beach, Palos Verdes, and much of the South Bay, plenty of purchases land right there. Here is the purchase price that keeps a one-unit loan at each figure (simple math, before closing costs):

Your four options if the loan lands just over $1,249,125

OptionWhen it fitsWhat to watch
Close now on a jumbo loanStrong credit and reserves, you need to close in 2026, or a jumbo quote prices well for your file. Each jumbo lender sets its own rules on down payment, reserves, and documentation.
Use a lender's early 2027 limitYour loan fits under that lender's estimate and you meet its program rules.Appraisal requirement, lock and closing dates, excluded products, and what happens if FHFA's number differs.
Restructure to fit under $1,249,125You can add a little to the down payment, negotiate price or credits, or pair a first mortgage at the limit with a second loan.A second loan usually has a higher rate, so compare the blended cost to a single jumbo loan.
Close in 2027You are refinancing or have flexibility on timing. The final 2027 number is unknown, and rates and pricing can change while you wait. Purchase contracts rarely allow waiting.

Two to four units, FHA, and VA

  • Two to four units. Multi-unit limits are higher, so a duplex or triplex loan can stay conforming at a larger amount. See our Whittier duplex house hack guide.
  • FHA. HUD sets FHA limits separately in a Mortgagee Letter. For 2026, HUD lists Orange County and Los Angeles County at the FHA ceiling of $1,249,125 for one unit (Mortgagee Letter 2025-23, dated December 11, 2025). The FHA high-cost ceiling is 150 percent of the national conforming limit, so it will follow FHFA's 2027 baseline once HUD publishes it.
  • VA. Veterans with full entitlement have no VA loan limit; the lender still has to approve the amount, and the loan cannot exceed the lower of price or appraised value. With partial entitlement, VA uses the county conforming limit to calculate remaining entitlement, so the 2027 limit matters for those buyers.

Checklist before you write an offer near the limit

  1. Calculate your loan amount, not just the price: price minus down payment, plus any financed fees.
  2. Ask your loan officer for side-by-side pricing: high-balance at or under $1,249,125, an early-limit program if you qualify, a jumbo loan, and a first plus second loan structure.
  3. If you use an early-limit program, get its appraisal, lock, and closing date rules in writing.
  4. Count reserves. Jumbo programs often want more cash left over after closing.
  5. Recheck after FHFA's late November announcement. We will update this page when the official 2027 limits are published.

Frequently asked questions

What is the conforming loan limit in Orange County and Los Angeles County right now?

For loans delivered to Fannie Mae or Freddie Mac in 2026, the one-unit limit in both Orange County and Los Angeles County is $1,249,125, the national high-cost ceiling. The two-, three-, and four-unit limits are $1,599,375, $1,933,200, and $2,402,625 (FHFA 2026 county list).

Has FHFA announced the 2027 conforming loan limit?

Not as of November 1, 2026. FHFA's conforming loan limit page still lists 2026 as the current year. FHFA says it updates the limits at the end of each November and the new limits take effect on January 1.

Will the 2027 limit in Orange County and LA be higher?

It cannot be lower. FHFA states that conforming loan limits do not decrease. Orange County and Los Angeles County share one metro area and both sit at the high-cost ceiling, which is 150 percent of the national baseline, so their limit moves with the baseline. If the baseline rises, the ceiling rises by the same percentage. The exact number is unknown until FHFA announces it.

What are early 2027 conforming limits?

Some lenders are already funding loans above $1,249,125 based on their own estimate of the 2027 limit. Industry reporting from October 2026 shows early one-unit baselines of $845,000 to $850,000, which work out to high-cost figures of about $1,267,500 to $1,275,000. These are lender programs, not official FHFA limits, and each lender sets its own rules on appraisals, lock dates, eligible products, and what happens if FHFA's final number is lower.

Is a jumbo loan always more expensive than a high-balance conforming loan?

No. High-balance conforming loans follow Fannie Mae and Freddie Mac rules and carry their own pricing adjustments, while jumbo loans follow each lender's or investor's rules. Depending on your credit, down payment, and reserves, a jumbo quote can sometimes compete. The only way to know is to price both structures for your file on the same day.

Do FHA and VA loans follow the same 2027 limit?

FHA sets its own limits through a HUD Mortgagee Letter. For 2026, HUD lists both Orange County and Los Angeles County at the FHA ceiling of $1,249,125, which is 150 percent of the national conforming limit. VA borrowers with full entitlement have no VA loan limit, although the lender still has to approve the loan amount. Veterans with partial entitlement use the county conforming limit to calculate remaining entitlement.
